For peak summer (June – early August), three to five months ahead is ideal. For spring break, book by January. Off-season? Often we can place you with a week's notice.

Full refund up to 30 days before arrival. 50% refund 15-29 days out. Within 14 days, the booking is non-refundable — but we'll always try to rebook your dates and credit you what we can.

Many of our homes are pet-friendly (filter on the Rentals page). A small pet fee applies, and we ask for a vet record. No surprise pets, please.

Absolutely — we regularly coordinate two or three adjacent properties for large families. Mention it in your inquiry and we'll handle the logistics.

Both. Headquarters and Jeff's desk are in New York at 2337 Shinn Street. Our operations team and all the homes are in Northwest Florida.
